Our Strategy

Market Level

We target markets with population growth, job growth, income growth, barriers to entry and constricted supply. These create powerful upward value growth.

Property Level

We buy value-add properties from mom & pop owners, then add massive value through strategic upgrades and increased operational efficiencies which reduce expenses. We use intelligent leverage (a conservative 75% loan-to-value, which gives us a 4 multiple on each dollar of value we create).

We employ tax strategies to provide investors with the highest and most tax-efficient overall returns in the real estate investing space.







Our Investors

Most of our investors are professionals not dependent on cashflow, but looking for a combination of cashflow and high appreciation for maximum overall return. Our investors typically have experience in real estate and are and are discriminating in who they invest with.


They trust Quantum Capital based on our experience in both boom markets and some of the most severe down markets, including 2001 and 2008. We are proud of the fact that we’ve never lost money for investors in 22 years of multifamily investing, and we work very hard to make sure can always say that.

OUR MISSION

Quantum Capital is a purpose-driven investment company that delivers superior returns to investors while refurbishing the aging stock of affordable housing so badly needed in our major cities.


We’ve been investing in multifamily since 1999, with over twenty years of experience navigating boom markets, bubbles, busts, 9/11, a war, a great recession and now a pandemic. We’ve experienced the most hostile of economic conditions and are proud to say we have never had a losing investment.


Despite our success, the mission at Quantum Capital remains to take nothing for granted, and always strive to improve our knowledge, sharpen our skills and adapt to emerging market conditions before anyone else.


Our decades of experience, deep knowledge of multifamily, strong relationships, and track record of success give us access to first-rate opportunities and unmatched debt terms unavailable to other operators. Our investors benefit in the form of higher returns.

Unlike most syndicators, we don’t focus on cashflow, but rather on highest overall returns and tax-efficiency for maximum wealth-building.


Why don’t we go after cashflow?


Simple. Cashflow is a function of demand. Cashflow will always be highest where demand is lowest. In the pursuit of cashflow, too often investors get lured into markets with negative momentum (stagnant economies and population decline), which often have cashflow (due to low demand) but little or no positive momentum moving forward. Consider cashflow the fee you get paid as an investor to place your money in a weaker, riskier market.
